Where the data comes from, what the tools do, and what it costs.

Is this live MLS® data?

Yes. Listings come from the Bridge Data Output feed for the Greater Vancouver REALTORS® board and refresh continuously — the same source your REALTOR® sees. Sold, expired and withdrawn records are held back from the public view under VOW Policy s.9.24; signed-in members can see sold data.

Which areas does LIMINALS cover?

Metro Vancouver and the Fraser Valley — Vancouver, Surrey, Burnaby, Richmond, Coquitlam, Langley, North and West Vancouver, New Westminster, Delta, Maple Ridge, Port Coquitlam, Abbotsford, Mission and Chilliwack. The building directory covers every strata in those cities with an active listing.

What do the tools actually do?

True Cost works out what a purchase really costs — property transfer tax at current BC rates, the first-time buyer exemption, CMHC premiums where they apply, and the municipal property tax rate for that specific city. Commute Fit scores listings against the places you travel to. School Catchment maps listings against published district boundaries. Buildings shows every active unit in one strata.

Are the school catchment boundaries official?

For Vancouver, Surrey, North Vancouver and New Westminster, yes — those districts publish their legal boundaries as open data and we draw them as-is. The remaining districts publish PDF maps only, so those catchments are shown as an approximation computed from school locations. The map legend and the listing figures say which is which.

Is LIMINALS free to use?

Yes. Searching, the tools and the market data are free. A free account adds saved listings, price-drop alerts and access to sold data. There is no paid tier.

Where do the mortgage rates come from?

The Bank of Canada's policy rate and the chartered bank prime rate come live from the Bank of Canada Valet API. Anything shown as a discount off prime is illustrative — your actual rate depends on your lender and your file, and nothing here is a quote or an offer.

Who is behind LIMINALS?

LIMINALS is built and run by Marco Cheng, a licensed REALTOR® in British Columbia. Real estate services are provided through his brokerage; LIMINALS itself is the software platform, not a brokerage.
